1. Floor Plans
Increase a buyer's interest and engagement by offering a black and white floor plan with your 3D Matterport tour. This classic tool helps buyers visualize the space in an easy way, which is especially great for buyers who get overwhelmed with the information overload from 3D tours. As an agent, you're most likely well aware that there are buyers and sellers out there who love 3D tours and those that hate them. Offering a 2D schematic floorplan alongside a 3D matterport tour is a great way to promote your listing to a wide range of prospective buyers.

Floorplans are also a cheap addition to your marketing portfolio! You can easily add them to your listing presentations to differentiate yourself as an agent. These schematic floorplans are very appealing to sellers that still expect (and want) more traditional marketing methods.
It's important to note that not all Matterport providers in the Portland area are the same. These floorplans are only available through companies that use professional 360 cameras and subscribe to the Matterport business plan (like RE PIXS!) Floorplans are not available with all 360 cameras or smartphone captures.
2. 360 Photos
These photos are great for sharing on social media! 360 photos are the images you see on Facebook where you can turn your phone from left to right which enables you to get a full 360-degree view of the image. Here at RE PIXS we typically capture 3D photos of the front of a property and a few photos of the backyard or other features outside the home. You can easily download these to share on social media. Be sure to let your photographer know if there are specific 360 photos you'd like them to capture.
3. Google Street View
The best marketing tool for your business is to add a 3D matterport scan to google street view. This allows online visitors to get an inside look at your business! Having a street view of your business will also increase your visibility on Google Maps. This is a great way to give your customers clarity on what to expect when visiting your establishment.
According to Matteport, consumers use mapping products 44% of the time to search for businesses. And Google Businesses with photos and 3D tours are twice as likely to generate interest compared to those that do not have these marketing assets.

4. Virtual Staging
Did you know that Matterport offers virtual staging through outside providers?! This is a newer feature and a fantastic way to show off a property's potential. There are multiple companies that offer 3D staging these days. However, Matterport partners with a UK-based company called VRPM. Please note that 3D virtual staging has additional costs.

5. TruePlan with Xactimate

6. Room Measurements & Automatic face blurring
Matterport allows you to "accurately measure anything within your 3D model — from room sizes and doorways to elements in the space itself. Using Measurement Mode, you can save time by eliminating multiple visits to the physical site.
A standard feature in Matterport, you can open any 3D model and measure any element within the space, on any device. Check if furniture or equipment will fit in a particular spot, or even if it will fit through doors, from your desktop or smartphone. Measurement Mode is a valuable tool for sharing information and unlocking the potential for smarter space planning, utilization, and collaboration."
Easily protect your client's privacy by using the custom blur brush. "Blur Brush is enabled by a machine learning algorithm when a scan is uploaded. Designed to blur only human faces, automatic face blurring is an extra level of protection when scanning a public place, such as a museum or retail store."
7. Showcase & VR Mode
Matterport allows users to view properties in multiple ways. The term "showcase" refers to a standard Matterport tour like the one below. A showcase allows you to walk through the house, view it in dollhouse mode, and see an aerial view of the floorplan.
You can take your Matterport tour to the next level by utilizing VR goggles. When you view the property through VR you can look around the house as if you are actually standing in the room! Its a fun way to tour properties from the comfort of your own home!
8. Can post on Vrbo & Home Away
Matterport recently partnered with VRBO & Home Away to allow your 3D scans to be posted directly to your listing! According to Matterport, this feature will allow you to increase bookings by up to 14%!
