    Drones are becoming increasingly popular among realtors because they offer a unique perspective on properties. Curious as to when is best to fly a drone, why Realtors use drones, and what properties they're best for? Read on! Why Realtors Use Drones To highlight local amenities Using drone photos or video is the easiest way to show the distance to local attractions like restaurants, schools, parks, etc. Aerial drone footage is a great way to help prospective buyers invest in the lifestyle of living in a particular area or neighborhood. Take this home, for example. The exterior shot from the ground is beautiful, but the drone photo shows the proximity to the lake - making this home even more desirable! Capture a flattering perspective Sometimes photos from the ground don't do a property justice - Especially when homes are built on a higher elevation than the road, or positioned on or near an incline. This property is a great example, showing the difference drone photos made in capturing the backyard and decks. Although both photos are beautiful, the aerial shot really helps viewers imagine the area better. Did you know?! According to Sold by Air, 83% of sellers prefer to work with an agent using drones to capture their listings. Drone Photos can be a great way to show proximity to local attractions., but there are also certain properties that yield themselves better to drone photography rather than traditional photography. We recommend drone photos for every single listing that is built on a slope, a hill, or in a tiered neighborhood. Not only can you get a sense of the area, but with a drone, you can also get close-up shots that complement the structure of a home or building in a unique environment. When is the best time to fly a drone? There are a few things you must consider when ordering drone photos or videos. The best time to fly a drone depends on a few factors, listed below. 1) The weather. Technically, an overcast day is the best day to fly a drone and capture footage because the clouds act as a light diffuser, making the lighting on the house even. Whereas on sunny days, you may notice harsh shadows or blown-out highlights. So take a look at the weather prior to ordering your drone photos or videos. And of course, please keep in mind that we cannot fly our drones in rain or during a high wind advisory. 2) The area. Properties within close proximity to an airport, large event space, or government property may have Geofencing surrounding them. Geofencing is a technology that is built into drones that will prevent a drone from flying in that area. These airspaces are geofenced because it is deemed unsafe to fly in these areas. If you are curious if the property you're listing is in a "no-fly zone" you can look up the address here. A common misconception is that we fly drones inside a house, however, this is not the case. When our team makes videos of the interior of a home, we utilize our DSLR cameras and in post-production, we combine the drone aerial footage of the exterior with the camera footage from inside the home. 3) The time of day. The worst time to capture drone footage is when the sun is low in the sky and directly behind a house. If the front of the home faces west, then the sun will set behind the home and cause poor lighting conditions later in the day. The best time to photograph a home that faces west would be in the morning or early afternoon. If you're unsure of how the direction of the sun will impact your shoot you can download this app to help predict sun placement, which will allow you to coordinate for the best lighting possible. What properties are drones best for? We highly suggest drones for all high-rise condos in a downtown location, any property within a 10-mile radius of downtown, and for horse properties or homes that have acreage and/or views of the mountain, river, lake, or ocean. There are so many drone operators out there who are not actually licensed, and if they're not licensed you can probably be certain they're not insured either. Not only is it illegal for these drone operators to charge for their services, but it also brings up some pretty messy liability issues for everyone involved if the drone were to crash. We're here to teach you about our 8 favorite little-known Matterport secrets! 1. Floor Plans Increase a buyer's interest and engagement by offering a black and white floor plan with your 3D Matterport tour. This classic tool helps buyers visualize the space in an easy way, which is especially great for buyers who get overwhelmed with the information overload from 3D tours. As an agent, you're most likely well aware that there are buyers and sellers out there who love 3D tours and those that hate them. Offering a 2D schematic floorplan alongside a 3D matterport tour is a great way to promote your listing to a wide range of prospective buyers. "Matterport Schematic Floor Plans are a 2D representation of your property—complete with room measurements and illustrations of property features. Matterport's Schematic Floor Plans can save you time, money, and hassle." Floorplans are also a cheap addition to your marketing portfolio! Floorplans are not available with all 360 cameras or smartphone captures. 2. 360 Photos These photos are great for sharing on social media! 360 photos are the images you see on Facebook where you can turn your phone from left to right which enables you to get a full 360-degree view of the image. Here at RE PIXS we typically capture 3D photos of the front of a property and a few photos of the backyard or other features outside the home. You can easily download these to share on social media. Be sure to let your photographer know if there are specific 360 photos you'd like them to capture. 3. Google Street View The best marketing tool for your business is to add a 3D matterport scan to google street view. This allows online visitors to get an inside look at your business! When you view the property through VR you can look around the house as if you are actually standing in the room! Its a fun way to tour properties from the comfort of your own home! 8. Can post on Vrbo & Home Away Matterport recently partnered with VRBO & Home Away to allow your 3D scans to be posted directly to your listing!     The Portland Real Estate market has been hot for a while now. As an agent, you’ve probably thought or heard someone say “we don’t need pro photos to sell a home in this market”, and the reality is - that is correct. You don’t NEED to have all the fancy marketing media to have multiple offers on a listing these days. It might seem like a great idea to save a few hundred dollars up front, but have you considered the long-term cost of listing without pro photos? I can guarantee it’s significantly higher than the cost of any marketing materials you might want. See what our surveyed buyers had to say about homes they saw online without professional photos. #1 - Buyers say they will skip right over your listing, EVEN if it meets all of their search criteria. “When I was searching for a home, I literally skipped right over any that didn’t have a nice cover image. Even if it met all of my criteria in the search.” “In my opinion, a listing without pro photos is not worth looking at or going to see even if it meets my search criteria” If you decided you're not going to use professional photos, you must first ask yourself, how many qualified buyers might not even look at my listing just because it doesn't have nice photography? On top of that, how many buyers will never come to see it in person? When listing a property we all know that more traffic means more offers.     If you've been working with us for a while it's no surprise that we offer drone services for our agents, but we wanted to take you behind the scenes to learn what exactly makes the RE PIXS Drone team special. First of all, every single Drone Pilot working on the RE PIXS team is licensed through the Federal Aviation Administration. Our drone team goes through hundreds of hours of learning, studying and testing prior to flying on our team. As a Realtor, it's smart to ask any drone pilot for proof of their Part 107 license to be sure they are compliant with FAA rules and regulations.     “What is the hype about Zillow 3D tours and Walkthroughs anyway?” is a question we, as a professional real estate photography company, get asked quite often. We feel as if it is our duty to help agents understand the ever-changing world of real estate marketing so that you can make educated decisions about your marketing plan for your upcoming listings. We’ve done the research, asked recent home buyers, and talked to top producing agents to get all of the varying opinions of Zillow 3D Tours & Walkthroughs. If you’ve never used a Zillow 3D tour or walkthrough before – you’ll be surprised at our findings. After all the research and discussions we’ve compiled in this blog post, you’ll understand why we think Zillow tours and walkthroughs should be added to all of your listings moving forward even if you’re an agent who falls in the “I hate Zillow” category. Before we get started let's clarify what the different Zillow tour options are: Zillow 3D Tour - A compilation of panoramic photos stitched together to create a “3D” effect of the home. What is a Zillow 3D Tour and how is it made? In all reality, a Zillow 3D tour isn't really "3D" at all. It's a compilation of panoramic photos stitched together to create a “3D” effect of the home. Often times it is made by taking a cell phone and moving from one side of the room to another. If you work with a professional company like RE PIXS they will use a special panoramic camera to capture a high-quality view of the room. Like this: These are extremely simple tours that don't take much time to create. If you want to create an actual 3D model of a property find a photography company that offers 3D Matterport. How is a Zillow 3D Tour different from a Matterport 3D Tour? Like we mentioned above, a Zillow tour is a compilation of photos stitched together. There is no 3D data collected in this process. However, a 3D Matterport creates a true 3D model of the home/property using infrared sensors and 8 high-quality cameras at once. What is a Zillow Walkthrough and how is it made? It is a simple video captured by a videographer walking room to room inside the home, typically shot on a smartphone. This video is really helpful for prospective buyers to get a feel of the layout of the home in a way that photos can't. However, these aren't the most glamorous video options for your listing, and you can't use them on any other platforms besides Zillow. If you want a nice video for marketing purposes that you can use across all platforms we would recommend an internal video. Which is also a service we offer at RE PIXS! How is a Zillow Walkthrough different from an Internal Video? An internal video is basically a mini-movie of your listing, both inside and outside of the home with a professional camera. Which is then edited together to create a beautiful video tour of your listing. An internal video is significantly higher quality than a Zillow walkthrough and can actually be uploaded to Zillow as a "walkthrough" by a Zillow-Certified photography company like us.     Wow! It's hard to believe that this major milestone is here. If I had to pick one word to describe this last decade it would be "growth". A lot can happen in a 10-year span, there have been high highs, low lows, and some lessons in between.     If you’re like me, you probably feel like 2021 gave you a run for your money. Honestly, after 2020, I thought this last year was going to be smooth sailing… boy was I wrong! 2021 came with many of its own unique challenges, and I remember thinking “will it ever get easier?” and I’ve discovered that the answer is “no”.   • Social Media Caption Writing & Content Planning

    As a Realtor, when you post to social media (specifically for your business) the intent behind your posts are most likely a mixture of one of these topics: promoting a listing, getting leads, educating your followers, or showcasing you and your brand. Social media is a powerful free tool that, when used right, can be an entire salesforce for your business. Have you ever wondered why some people's post get all kinds of engagement, while you put yourself out there and get minimal responses? If so, we're here to help you refine your social media posts by explaining the process behind intentional caption writing and purposeful content planning. With these simple tips, you'll be able to ramp up your engagement and leads in no time! We see many Realtors posting content without a solid strategy in place. It is important to determine your plan prior to posting. I'm sure you've heard the terms content planning and content strategy used interchangeably, however, they're very different! What is a content plan? A content plan is simply a schedule you intend to follow throughout any given length of time. This is the easy part! Content strategy is the step before the plan, where you determine the why behind your posts. AKA - "Why am I posting this"? To be completely honest, our purpose behind this blog post is to educate our audience (you) and explore the opportunities you have in front of you to grow your brand. We are also introducing you to our upcoming online course designed specifically for Realtors who want to enhance their online presence. This is the difference between planning vs strategy. When you sit down to post to social media you should ask yourself "who is going to be reading this?", "How will my ideal audience find this post?", "What are the results I'd like from this?", And "how will I ask for said results in non-sales-y way?". This brings us to the next piece of content strategy, defining your call to action. What is a call to action? A call to action is simply how you ask your audience to participate in your post. What is your goal behind what you're putting out there online? Do you want potential leads to message you? Do you want people to comment on your post? Try some of these options when asking for engagement (depending on the context of your caption) Add contact buttons in your bio and ask readers to contact you Paste a link in your bio and ask them to visit it Ask a question and ask them to respond in the comments or private message Create a hashtag and encourage them to use it on their posts Connect with your followers and encourage them to tag you in their posts or stories Create valuable content they can save for later Remember that not everything you post is meant to lead to a sale. If you're using social media properly, your main focus should be building relationships. Even relationships need a little nudge from time to time. Your call to action can be anything that encourages your audience to react to your post. Did you know that on Instagram different reactions are valued as more important than others? According to the Instagram algorithm (as of 2021) a "save" is the best type of engagement, followed by a share, then a comment, then a like. Be sure to create some educational content that inspires your audience to save your post! BONUS TIP: Follow your ideal clients and your current followers. Since Instagram prioritizes relationships, when both parties follow each other, the algorithm will make your posts appear more frequently in their feed and vice versa. Caption Writing Now, let's take it back a few steps. Before you can have a successful call to action you must first have a compelling caption that grabs the reader's attention along with a strong visual that will get users to stop their scroll. Instagram prioritizes posts and ads that get engagement, so the stronger your visuals and captions are, the more likely users will comment/like/share/save which will get your brand in front of more people. Since Instagram shortens captions to the first couple of sentences you want to lead your post with a hook something that will encourage the viewer to click "more" to continue reading. Be sure to infuse your captions with your brand personality! Captions are a great way to establish relationships, build authority, and encourage engagement. Does it include details about you, your company, or your services? Is your caption in alignment with your brand? Does it match your company tone/style? Is there a clear call to action encouraging engagement? Is it easy to read/comprehend? Does your caption share valuable information with your ideal client? Is it written in a way that builds relationships? Thoughtful strategies, intentional captions, a clear call to action, and purposeful content planning will get the right people in front of you and your brand.
