  • 3D Tours: Why our top clients use them on every listing

    Here at RE PIXS we do our best to stay in the know with the latest Real Estate Marketing trends, and this month we're focusing on 3D Matterport tours. We wanted to understand why our top clients use these 3D Matterport tours on all of their listings - because the reality is that using 3D tours is not the norm. They're becoming more common, but we only have a handful of agents who use them with every single listing. Over time, we recognized that these are some of the busiest agents we work with, and we wanted to understand why they opt-in for these tours regularly. We have done the research and gathered data from multiple sources to better understand the impact these 3D immersive tours have on listings and the real estate industry as a whole. We're so excited to share what we have found with you, our wonderful clients, in hopes of keeping you at the top of your game. Because your success is our success. In a consumer survey, 90% of Realtors shared that Matterport helps them build a stronger brand and that they are more competitive in the marketplace because of it. Also, a whopping 74% of agents say they win more listings when they offer a 3D immersive tour in their marketing package. This brings us to our number one reason why our top clients at RE PIXS use 3D Matterport tours on all of their listings: Matterport is one of the most effective ways to stand out from the competition! 1) Stand out from the competition As a Realtor, you must continually adapt and grow as the industry changes. Learn more about the latest real estate solutions on this blog. 2) Increase web traffic to listings, and get higher offers In a recent interview the Chief Revenue Officer, Jay Ramley at Matterport shared, “It’s clear that property listings with only static photos will no longer be viable options,” ... in today's market, “an immersive 3D experience is what buyers and sellers want - and it pays off. Properties sell 20 percent faster and close up to nine percent higher price with a Matterport 3D tour.” An internal study done by Redfin shows that homes with 3D Matterport tours sell on average 10 days faster, and for $50,100 more than comparable homes without a 3D tour. Inman reported that listings with more visual content like video or 3D tours experienced 403% more inquiries as well. These statistics are mind-boggling, with information like this it's no wonder that 71% of buyers say they would be willing to purchase a home sight-unseen if it had a 3D immersive tour. This brings us to our next point, buyers want 3D tours when shopping for their future homes. Want to increase traffic to your listings with 3D Matterport? 3) Buyers prefer viewing properties with 3D tours This data comes directly from the Matterport Blog stating "The first impression of a home often comes from its online listing, and this initial online curb appeal can mean the difference between capturing or losing a prospective buyer’s attention. While home listings almost always include photos, 78% of buyers worry they are Photoshopped or misrepresent the space. In fact, the buyers Matterport polled in September were so confident in 3D tours that 71% said they would purchase a property sight-unseen, a 16% increase since we last asked this question in January. Furthermore, 82% of buyers agreed that 3D tours provide a more accurate representation of a home than photos alone. Baby Boomers showed the greatest confidence, with 91% of them indicating they feel this way. When we asked buyers to rank the top benefits of 3D tours, they identified the ability to view the home’s floor plan (75%), visualize the entire home layout in Dollhouse view (61%), and measure rooms, walls, doors, windows, etc. (60%) as the most important features. When we analyzed the responses to this question by generation, 73% of Baby Boomers said they would use 3D tours to narrow down which homes fit their needs, compared to 53% of Gen X and 54% of Millennials." 4) Sellers want a 3D tour of their home Matterport asked sellers to rank the top benefits of 3D tours. "Sellers identified attracting more serious buyers (67%) and selling their home faster (67%) as the top two advantages, followed by decreasing the number of in-person visitors (41%) and closing at a higher price (39%). Similarly, an extraordinary 99.4 percent of sellers reported that offering an immersive 3D tour would improve the competitive edge of their property listing. Moreover, 89 percent of sellers believe their listings would perform better (i.e. sell faster) if it featured an immersive virtual walk-through tour. Seven months into the pandemic, 78% of home buyers say they are choosing to view more properties virtually with 3D tours because of safety concerns. Home sellers shared these concerns, although to a somewhat lesser extent. Older homeowners were most likely to have safety concerns, with 59% of Baby Boomers reporting that reducing the number of people visiting their homes was an advantage to having a 3D tour, compared to 40% of Gen X and 38% of Millennial home sellers. Sixty-nine percent of home sellers who did not think that 3D tours were a necessity before the COVID-19 pandemic, now feel that they are. The sentiment was especially pronounced for people living in the suburbs and small towns – 76% of people living in non-urban communities now say that 3D tours are a necessity, whereas only 45% felt that way pre-pandemic." 5) Increase referrals As an agent, when you have a great web presence you naturally attract more referrals. Be sure that your brand and listings are represented with the qualities that you represent as an agent.   • 3 Simple Ways To Enhance Your Online Presence

    There is a lot of messaging out right now about the real estate market changing, so as an agent I know you are well aware of the shifting environment we've found ourselves in. And honestly, it's kind of scary... right? Culturally we've just gone through some serious shifts over the last few years, due to the pandemic, human rights, politics, and so much more. We could go on and on about all the things we've faced the last few years... and now this? A possible (and probable) recession? An unstable job market? Inflation? Rising interest rates... Gas prices?! Ahhh it's a lot. If you're feeling a little unstable and unsure right now - you're not alone. Tough times are inevitable. But learning how to pivot and show up differently because of them - is a choice. One that we all as individuals and businesses get to make. The fear and uncertainty you are feeling right now are real and valid. And at the same time this is also an opportunity to show up differently, to try new things that will set yourself apart from the competition and powerful real estate tech. Sometimes I'll get the "Oh I don't have time to post online" or "I don't want to post online, I would rather interact with people in person". And at the other end of the spectrum I've seen Realtors burning themselves our posting online constantly without getting any actual tangible leads. I'm sure you've been bombarded with all kinds of marketing and ideas for how you're actually supposed to approach your online presence as a Realtor. And I've got to tell you there is no one size fits all answer. The most important task we have to focus on when it comes to your online presence is how you can show up in a simple and authentic way that honors you as an individual. As the owner of a 7-figure real estate marketing company, I'm extremely passionate about helping other small businesses put their best foot forward online. AND teaching already stressed buesiness owners that you don't have to have a big following, or become a social media influencer to grow and sustain a meaningful brand online. Here are my first 3 simple steps to audit your online presence: 1. Make sure your google business is set up and actually ask for reviews You don't need to have an Instagram, a Facebook, a LinkedIn, a Twitter, a TikTok, and alllll the other social media channels to be relevant online. Although these apps DO help grow your following and can add emmese value to your business they are not absolutely required for you to have a growing online presence. However, in my opinoin a Google Business is a requirement for Real Estate Agents and Small Businesses alike. Think about it... Where do you go to search for litereally anything when you're in a new area? Google right?! Where do you think most buyers and sellers start their search for a Realtor these days? Surprise! It's Google. Click here to set up your Google Business today. Once your Google Business page is set up it's time to ask for reviews. As a Realtor you've probably had to get used to asking for referrals and reviews so this step might be easy for you. But if the idea of asking for a review scares you - I'm here to tell you it doesn't have to be complicated. Write down 5-10 people you've worked with and send them a simple email saying "Hey, I've just created a Google Business Page. I'm working really hard to improve my online presence. Since we had such a great expereience working together would you be willing to help out my small business by leaving a review? (Insert your review link here) It will only take 2 minutes and would mean the world to me!" It's that simple! Every time my business sends this email we get so many amazing reviews. Which helps remind us that we are doing a good job, making a difference, growing our online presence, and also gives us fuel to continue building our brand. 2. Create content your ideal client wants to see If you already have social media yay! Great work! It's exciting because I know you have a great channel (or channels) that will allow you to share content that will connect you with your ideal clients. The first step to the content creation process is to write down who your ideal client actually is. After you have a clear idea on who your ideal client is, I suggest you write down a few questions you commonly get asked or would get asked by this demographic. What you post online should be answering the questions your ideal client would ask you before they ask! This simple pivot will give your brand some real authority online. 3. Audit your online presence by Googling yourself This might sound silly, but it is vital to increasing your awareness of how you and your business show up online. You might be surprised at what you come across. When I google my company RE PIXS the first 3 things that pop up are ads from my direct competitors. This gives me insight on who my current competitors are and also gives me the opportunity study and learn how my business shows up in the marketplace. On top of that I can create ads that are even better than my competiton (que excitement for my competitve nature). So, I encourage you to spend a few minutes Googling yourself and your business this week. I bet you'll quickly find a few simple opportunities to enhance your online presence immediately.   • 4 Keys to Achieve Intentional Work-Life Balance

    In our service-based industry, it’s important to put the needs of our clients and employees at the top of our priority list, however, when there are always “fires” to put out (which has been constant for all of us this year) it becomes easy to find ourselves getting so frustrated at the end of the workday. As a Realtor, chances are high that you have spent the majority of your energy helping others throughout the day, and there may not be much left in your tank to finish all of your important tasks - Let alone the ability to muster up time and energy to pour into yourself, your family, and your friends. It's easy for anyone to get stuck in these ruts, but especially so for a hardworking people-loving Realtor such as yourself. Can you relate to any or all of that? Have you found yourself feeling like you’re treading water lately? Or maybe you’re being pulled in a thousand different directions but not making real meaningful progress towards anything? This last year has been a doozy for all of us. We have had to adjust to so many new things! Chances are that you might be feeling a little off-kilter lately, just like us. So we whipped up this blog post as a reminder to all of our fellow hustlers that *now* is a great time to put down your phone, turn off the notifications, just for a moment, and take some time to pause, reflect on your week, and intentionally plan your upcoming week. Being intentional is great in theory, but can be complicated to put into practice. That's just it, being intentional is a practice- it’s a skill we learn over time and one that we must keep showing up for over and over again. We will never get it right the first time around, and that is okay! But nonetheless, we wanted to give you a few tips and tricks to help ease into an intentional lifestyle. Key #1: Get it out of your head and onto paper (or your favorite notes app) There is something so freeing about getting alllll of our to-dos down on paper. Let’s jump right in! Get out a piece of scratch paper, your favorite notebook, or your phone and set a timer for 15 minutes to list out every single task you can think of that’s been on your mind. Make sure your to-dos include important items other than work tasks too! We suggest writing out things you WANT to do just as much as you write out things you HAVE to do. Your to-do list should ideally be a balance of big tasks and small tasks, along with exciting tasks and mundane tasks! When you're doing this separate your tasks into 3 categories: Work Tasks (list anything and everything possible that are directly work-related) Home & Personal Tasks (list chores around the home and personal appointments, etc.) Future Plans & Dreams (list big things you're working towards and dreams that you want to accomplish someday in both personal and work arenas) After the 15 minutes "brain dump" is up, spend some time reviewing your list. Circle 3 things that are the most important to complete first. Write these 3 important tasks on another line of your paper and break down each item into smaller, bite-size pieces and get ready to schedule them into your upcoming week. You can use your phone calendar or the weekly time-blocking template we created for you in our course. Get a jump start on feeling prepared, focused, and intentional with our FREE Brain Dump & Time-Blocking Template below! Key #2: Make plans that fill your soul, not just your schedule. One of the best ways to live an intentional life is to know what lights you up. Think about which activities, things, and people fill your life with joy, and then schedule them into your week. There is no wrong or right answer here! It’s different for all of us. Are you a person that loves spending time in nature? Schedule a short walk or hike into your week. Do you love to read? Set aside intentional time to read! Have you been meaning to call and check in on a friend? Or sit and play with your kids? Whatever it is, schedule it in! We suggest that you add at least one soul-filling activity each week - and make sure it’s non-negotiable! Key #3: Focus on tasks that move you forward & make them a part of your routine It’s easy to get caught up in the monotonous work tasks that we all have, like returning voicemails, checking emails, etc. Before you get stuck in this cycle take some time at the beginning of your week to make an intentional plan that encourages a routine that will move the needle in your life. After all - it's not the big projects we complete that will change our lives, it's the results from what we show up and do consistently over time that will truly transform our lives. In our FREE weekly planner template (included in the course), there is a space to write in your "routines that move the needle". Whether you use this template or not, it's vital that you take the time to pinpoint tasks and routines that will move you forward in your life and your career. Routines that "move the needle" typically take as little as 15 minutes to an hour each day and will have a direct impact when compounded at the end of the week. These could be routines such as working out or stretching your body, meditating or spending time in prayer, organizing your desk space (especially if you are like us and work from the dining room table these days), planning your week/day, eating a nutritious meal, planning social media content, following up on leads, etc. Key #4: Actually schedule it Often times we fail to plan, not because we don't know how to plan out our days, but because we often don't carve out the time too. When there is a lot going on, our soul-filling tasks and healthy routines that move the needle typically take a back seat because we're being pulled in so many directions.   • 3 Simple Secrets to a Better Business & More Fulfilled Life

    Ashley here, owner and founder of RE PIXS! I started this business when I was 21. I was bright-eyed and bushy-tailed out to make a name for myself, and it was all great fun and games... until it wasn't. If you've been in business for any amount of time, you've likely found yourself on the emotional rollercoaster of being a business owner which is full of high highs, low lows, lessons, & opportunities. My business (this business) became all-consuming. It affected my personal relationships and my mental and physical health. I was tired. I experienced burnout, depression, and anxiety. I was playing a game that I wasn't prepared for. I truly understand now why "50% of businesses in the U.S. fail within the first 5 years". I've learned a lot in the last 10 years... about business, life, and myself. And I want to share all of the shortcuts I've discovered along the way with all of you! My favorite piece of advice that has stuck with me - came from my dear friend and mentor Nick Shivers, he said "business is a game of mental toughness". And it's so true! As a business owner, every single insecurity, doubt, and fear will emerge at one point or another on your journey. Therefore, it is vital that we take care of ourselves, especially our minds! With a sound mind, you can have both a fulfilled personal life AND a successful career. After a decade in business, chasing a life of both, strengthening my mental toughness, and defining my values, I feel like I have developed the tools necessary to teach you the 3 simple secrets that have helped me create a life I genuinely love. And I'm excited to share them with you! So let's dive right in... Secret #1: Know your personal and professional values I've found that the easiest way to start the journey of values discovery is to think of people you admire. What do you admire about them? And why? Which of their characteristics do you want to embody? And why? Be sure to write it down! After you do this for multiple people you admire chances are you'll start to see patterns. This will give you even bigger clues into what your personal and professional values may be. Take it a step further and reflect on some of the best and most painful memories you've experienced. What did these events teach you? For me, I had a business partner who became angry and suspicious based on their own personal fears. This led to pain and confusion and eventually deteriorated our relationship based on assumptions. In that painful experience, I learned that I valued trust, honesty, and authenticity. Keep in mind that personal and professional values change over time. It's always a good idea to reflect on these ideas often. Be on the lookout for any events that drastically change your mood (for better or worse!) these events hold the keys to your values and your value misalignments. Secret #2: Know what brings you joy People, places, and things that bring you joy change often and can at times be hard to define. My personal favorite way to reflect on what brings me joy is by auditing my day/week. Think back to this morning... what did you do to prepare for your (likely) busy day ahead? Or what would you have liked to do but didn't? It's usually pretty simple things that bring us the most satisfaction, for me, making my bed with 500 cute but unnecessary pillows makes me feel aesthetically satisfied and productive. This works well for me because I know I value beauty and productivity (HINT: Things that bring you joy are in alignment with your values!) Secret #3: Schedule your joy before you schedule work This takes practice, even for me. It's so easy to get lost in the "have-to-do's" that we often completely miss out on making time for the things that truly fill our cups. As you sit down to plan your upcoming day/week/month, ask yourself "what can I do today/this week/this month that will bring me joy?" and then schedule it! Just like you would any other meeting or task. And that's it! The first baby steps toward creating a better business and a more fulfilled life. It all starts with you. Choosing to work on yourself is and will always be your biggest asset!   • Stand Out with Twilight Photography!

    If you've never given twilight photos a try, let RE PIXS take some for you! While standard photography can really showcase the home and make it warm and inviting, a twilight shoot can really make the home pop! Here at RE PIXS, we give our clients options! While we personally think that the all natural, right before sunset twilights are certainly the most authentic looking and beautifully, we know it's sometimes not realistic. Read on to see our thoughts on all the different forms of twilight photo shoot and which we love best! Although twilight photos on their own won't necessarily sell a home, they will grab the attention of buyers searching online. In fact, homes with twilight photos get 3x the clicks online vs properties who do not have them. Twilight photos are also a great way to update your listing, typically when a listing is updated after a week or two on the market it is considered a "stale listing" generating fewer views the longer the listing has been online. However, Realtors who have updated their listing with twilight photos typically see an increase in views even if a home has been on the market for weeks. Twilight photos are a great way to catch the eye of buyers who may have overlooked the property before. Twilight photos will get more views, more traffic and are known to get higher offers. One of the main benefits of the twilight photo shoot is that you are highlighting the parts of the home that may not be well portrayed during daylight photos or a day-time showing. If your clients have a wonderful back yard set-up, wouldn't it be great to showcase all the hard work your clients put in to make it special and show potential buyers?! RE PIXS offers three different twilight services; Standard Twilight Photography, Drone Twilight Photography and Virtual Twilight Photography. Our most popular twilight service is hands down our Standard Twilight Photography. We utilize the natural light right after sunset and the lights from inside the home, to make real, authentic-looking twilight photographs. This takes place about 15-30 minutes, when there is just enough light to see the images clearly and just enough darkness where the lights from the home really glow. We think this is the most natural and best looking. Two newer services that RE PIXS has begun to offer is Drone Twilights and Virtual Twilights. Drone Twilights are done the same way as our Standard Twilight Photography. They are a wonderful way to really illuminate the outside of a home and show off all the wonderful features from a birds eye view, so that your potential buyer can really get a full feel of the property in an evening setting. With drone images, we are able to capture more in one photo than your standard "on-the-ground" shoot. Usually showings take place earlier in the day, so the buyers are not able to get that breathtaking view and experience. Sometimes, sellers are not available to be available in the evening for a twilight shoot or the realtor is unable to attend the appointment (but would really love to be there). This is the reason why we began offering Virtual Twilight shoots! Our experienced and talented editing team is able to transform our already wonderful photos into beautiful twilight images! Take a look at this before and after photo: We are still able to capture that pre-sunset glow and create a beautiful image with your photos! While this is a bit cheaper and a great option if natural twilights are unattainable, you can tell that the edited twilight does not quite have the same effect and glow as the natural twilights. Don't get me wrong- it's still a wonderful option, but doesn't quite capture the full, natural, evening light as a true twilight photo shoot. Not only will any type of twilight photo shoot bring more attention to your listings, it will also increase your overall online presence, with other seeing all of the services you offer to your clients.   • The Where, Why, and When of Drones for Real Estate

    Drones are becoming increasingly popular among realtors because they offer a unique perspective on properties. Curious as to when is best to fly a drone, why Realtors use drones, and what properties they're best for? Read on! Why Realtors Use Drones To highlight local amenities Using drone photos or video is the easiest way to show the distance to local attractions like restaurants, schools, parks, etc. Aerial drone footage is a great way to help prospective buyers invest in the lifestyle of living in a particular area or neighborhood. Take this home, for example. The exterior shot from the ground is beautiful, but the drone photo shows the proximity to the lake - making this home even more desirable! Capture a flattering perspective Sometimes photos from the ground don't do a property justice - Especially when homes are built on a higher elevation than the road, or positioned on or near an incline. This property is a great example, showing the difference drone photos made in capturing the backyard and decks. Although both photos are beautiful, the aerial shot really helps viewers imagine the area better. Did you know?! According to Sold by Air, 83% of sellers prefer to work with an agent using drones to capture their listings. Drone Photos can be a great way to show proximity to local attractions., but there are also certain properties that yield themselves better to drone photography rather than traditional photography. We recommend drone photos for every single listing that is built on a slope, a hill, or in a tiered neighborhood. Not only can you get a sense of the area, but with a drone, you can also get close-up shots that complement the structure of a home or building in a unique environment. When is the best time to fly a drone? There are a few things you must consider when ordering drone photos or videos. The best time to fly a drone depends on a few factors, listed below. 1) The weather. Technically, an overcast day is the best day to fly a drone and capture footage because the clouds act as a light diffuser, making the lighting on the house even. Whereas on sunny days, you may notice harsh shadows or blown-out highlights. So take a look at the weather prior to ordering your drone photos or videos. And of course, please keep in mind that we cannot fly our drones in rain or during a high wind advisory. 2) The area. Properties within close proximity to an airport, large event space, or government property may have Geofencing surrounding them. Geofencing is a technology that is built into drones that will prevent a drone from flying in that area. These airspaces are geofenced because it is deemed unsafe to fly in these areas. If you are curious if the property you're listing is in a "no-fly zone" you can look up the address here. A common misconception is that we fly drones inside a house, however, this is not the case. When our team makes videos of the interior of a home, we utilize our DSLR cameras and in post-production, we combine the drone aerial footage of the exterior with the camera footage from inside the home. 3) The time of day. The worst time to capture drone footage is when the sun is low in the sky and directly behind a house. If the front of the home faces west, then the sun will set behind the home and cause poor lighting conditions later in the day. The best time to photograph a home that faces west would be in the morning or early afternoon. If you're unsure of how the direction of the sun will impact your shoot you can download this app to help predict sun placement, which will allow you to coordinate for the best lighting possible. What properties are drones best for? We highly suggest drones for all high-rise condos in a downtown location, any property within a 10-mile radius of downtown, and for horse properties or homes that have acreage and/or views of the mountain, river, lake, or ocean.
